Ukrainians in Spain have purchased real estate worth almost €2 billion over the past four years of the war, according to real estate expert Vitaly Kotenko, citing data from the General Council of Notaries of Spain for the period 2022-2025.

Over the four years, the annual number of purchases increased by approximately 56%.

During this period, Ukrainians entered into 14,399 agreements for the purchase of housing, with more than half of these transactions taking place in the Valencian Community, and 38% in the province of Alicante.

The average transaction amount in Alicante was approximately €129,000.

As of June 30, 2026, 353,009 Ukrainian citizens held valid residence permits in Spain. Of these, 262,782 were under temporary protection. Notably, almost 79% of the agreements involving housing in 2022-2025 were made by residents of Spain. However, a Ukrainian citizen can be under temporary protection and also be a resident of Spain.
